Friends, The Denver metro market experienced a little bit of everything in 2022. The first four months of the year saw the most frenzied seller’s market ever with appreciation of 16.5% over that span. The next 8 months slowed dramatically, with depreciation of 10.8%, as buyer negotiating leverage increased to pre-pandemic levels. The net price growth for 2022 settled at 3.9%, with many wondering what direction we are headed in the new year. In this quarter’s newsletter, we’ll forecast the Denver metro market over the next couple years and provide some interesting statistics along the way. Check out the link below!
In 2022, we sold 38 properties valued from $250K-$1.45MM in 12 cities; varied geographically from Castle Rock to Johnstown; Lakewood to Parker. In addition, we donated our services to a local non-profit, assisting them with a strategic property acquisition. The institution has not gone public with their purchase, so we won’t share specifics… other than to say our hearts are full, and it was a huge honor to give back to our community with full hearts. We are proud to present our “2022 Us vs. Them” statistics, which showcase our client performance over the past year. As we turn our attention to 2023, we are excited to build on our reputation of superior results with the underlying tenets of integrity and expertise. We will let our performance speak for itself:

At age 3, Emilia experienced her first fully active Christmas season. Visits to see Santa (to whom she expressed her desire for “mermaids”), a trip to see the Christmas décor at the Gaylord Hotel, and Christmas light exploration were a few of her favorite activities. The Zerr Family enjoyed their first-ever Christmas in Granby where they had a cozy, snowy, and magical holiday. Emi also had her first ski lesson and tried out ice skating!
The Jimenez family started off Q4 with a quick fall break trip to Glenwood Springs for some hot springs enjoyment followed up with a birthday celebration at Slick City (slide park) for Jailyn's 11th. And, like many, December was all about Mr. Santa's arrival. 2022 was good to the Jimenez family and they enter 2023 grateful and excited!
Chris misses chilly nights and the Christmas cheer of December, but he's excited for the new year! Q4 was fun as he saw his favorite band (The 1975) when they stopped in Denver. Further, his new adopted cat, Ahsoka, is fitting right in his household! Chris is hoping for more snow to finish out the winter season!
